We buy houses in Central Florida, and we live here too
Not a call center in another state. We’re based in St. Cloud, we buy across six counties, and we put a real number in writing before we ask you for anything.
Who We Are
A small local team, and a real person on the phone
We’re a small team based in St. Cloud. When you reach out to us, you get someone who can actually make a decision about your house. Not a call center, not a script, not a ‘Call you back next week’. You get local support that’s back with speed and integrity.
Here’s how it works, so there’s no surprises. You call us, we assess the home; we mostly look at location and condition. We then agree on a price with you and execute an agreement. From there, it’s a regular real estate transaction and onto closing. Just like buying or selling another house. The difference is that you don’t have to pay a Real Estate Agent any commission, have to swift through dozens of showings or do any post-contract repairs. Purposely designed to be a simple process.
We never sell or share your information. Your address goes to us and stays with us. You won’t start to get 100 calls from companies you’ve never contacted.

What We Actually Do
We take the house exactly as it stands.
Three things happen when you sell to us, and none of them cost you a dollar.
We purchase with cash
No lender, no appraisal contingency, no financing that can collapse in week three. That's the entire reason we can close in ten days when a traditional buyer needs forty-five.
We take it in AS-IS condition
Roof, AC, plumbing, the room nobody goes into, whatever's been sitting in the garage since 2019. It's already priced into the offer before you see it, so it's not something you have to pay for, manage, or wait through.
We close in as little as 10 days
Closing runs through a title company on whatever date suits you. If you need time to find your next place, take it. We'd rather work around your calendar than move you out of a house before you're ready.

What this means if you’re thinking about selling
Central Florida is moving, but it isn’t frantic. Homes are averaging 62 days on market, and supply sits at 4.1 months against the six months that counts as balanced. That combination favors sellers slightly — but only sellers with a house a retail buyer can finance.
That’s the split worth understanding. A clean, updated house priced correctly will sell on the open market, and you’ll almost certainly net more than we can offer. If that’s your house, list it. We mean that.
A house that needs a roof, an AC, or major repairs is a different market entirely. Most buyers are financed, most loans won’t close on a property with those problems, and the repairs have to be paid for before the house can even be shown. That’s the gap we exist to fill — and at 62 days average, waiting it out costs you two more months of taxes, insurance and payments.
Worth noting: distressed sales were just 0.3% of the market in June — nine homes. Foreclosure is rare here right now. If you’re behind on payments, you have more options and more time than the mail you’re getting suggests, and it’s worth talking to your lender before you talk to anyone about selling.
Figures are for the Orlando metro — Orange, Seminole, Osceola, Lake and Volusia counties — and are based in whole or in part on data supplied by the Orlando Regional REALTOR® Association and Stellar MLS. Neither the association nor Stellar MLS guarantees or is responsible for its accuracy, and their data does not reflect all real estate activity in the market. Monthly figures may be revised as late closings are recorded. Mortgage rate per Freddie Mac. Our service area differs slightly from the reporting area shown above.
